Mallorca's property market is one of the most sought-after in Europe, and navigating it is considerably more complex than most buyers expect. There are around 400 agents on the island. Almost all of them represent sellers. Listings represent a fraction of what is actually available. Prices are rarely transparent. And the planning, legal and structural complexity of buying or building here is real.

We work exclusively on the buy side, holding no listings and representing no sellers. Because of that, we have built strong relationships with agents across the island who share opportunities with us that rarely reach the open market. Approximately 30% of the properties we have sourced for clients have not been available online.

We work solely for buyers in Mallorca: individuals and families looking for a home they love, who want someone with genuine local knowledge and no conflicting interests in their corner throughout the process.

Let us do the work. Our fee is derived purely from the listing agent, alternatively from a private seller or developer directly. This is the Iberian way: the full fee is derived from the seller. Either way, it does not come from you.

We don't carry listings. We don't represent developers. We don't have inventory to push. Our only measure of success is yours.
